Legal Question in Real Estate Law in India

I finalised a flat which is a joint venture between land owner and builder. But the land title seems to be not clear. The land is ancestral property and is enjoyed by 4 brothers. 3 brothers execute geneal power of attorney and gave all rights to 4th brother. 4th brother sold that land. My question is, whether the wives and kids of those 3 brother will have any share in this land ->

1. since its an ancestral property

2. They have not signed on the GPA

The children of the brothers will have a share and their share cannot be alienated.
