We own a flat in Chennai,Tamil Nadu,India which we had rented out for past 4 years.Since last 6 months the tenant has not paid the rent though he has vacated the flat in the month of May 2010 and not returned the keys.He agreement has lapsed in the month of April and the tenant is absconding with no contact(false address) and phone numbers.He has left few unwanted things in the house.Could someone help us out on how to proceed to get the key and the rent for the same

Depending upon the constitution of the tenant (whether a company or not) you may send a notice at the last known address and in case of company send at registered address of the company. Thereafter you may file suit for possession and mesne profits. The court will first serve at the last known address and thereafter a paper publication and still if tenant does not come forward, the court will pass a ex parte eviction decree.
