Legal Question in Real Estate Law in India

I have a flat in Noida. On 3rd April, 2011, I entered into an agreement on a plain paper to sell this flat. The contents of the same are:

Received with thanks Rs. 50000 (Fifty Thousand) against the sale of flat no. xyz , tower xyz, of super area abcd sqft. Sale consideration of flat is Rs. 3860/- per sqft basic sale price. Flat situated at plot number abcd.

Sign of buyer & seller

I want to cancel this deal because of some personal reasons but the buyer is not agreeing to the same.

What are my options?
