Legal Question in Real Estate Law in India

My friend in chennai has 10 grounds of land (plot). he wish to sell it . since he is illiterate, he asked my help. he asked me to sell on his behalf . so i arranged EC for the last 20 yrs , valuation certificate of the property, legal opinion etc.,also given some amount as loan to my friend .i also arranged the buyer . now my question how to legally proceed further on the matter to favour myself also on this deal. since my friend wife is very cruel , she wont give my part amount/expenses spent for doing all the above mentioned things.although he is my friend , i need to take my expenses spent on the land

? is getting power from my friend is the best thing to do before selling ? The buyer is keen to buy the land only because of me.therefore how to do it legally ?since my friend is willing to sell through me?

Power of Attorney may not be acceptable by most of the purchasers.

Any property transaction should be done as per the advice of your lawyer.
