Legal Question in Real Estate Law in India

I want to gift my all property to my sister who is married and having a child. I want to give a gift in such a way that, i can withdraw that gift when i want. My question is 1.should i execute gift deed in her favour and keep it my self. if yes, how to execute it. 2. is there any other mode of transferring ownership of all property for a temporary period.

If i write a will, should it be registered. if u guide me on will writing and its registration, it would be helpful.

once a gift is made, it cannot be withdrawn.
