how to gift un-paritoned immovable ppty.

i'm a spinster,sr. citizen having jnt.(2)un*partitioned immovable ppty. in maharashtra. it is purchased with my earnnings but in possession of my nephues. since i'm old(83) i would like to GIFT &Transfer my share in the ppty. to to a relative ;who is is not the same person in possession; whether it is possible? how should i move about it legally? what will be the stamp duty-registration charges? kindly advise.

Gift is possible. You need to execute & register Gift Deed.

Please consult your lawyer for drafting and registration of deed.

You may have two options : leave a WILL in the name of the person whom you want to inherit; or execute a settlement deed in his favour making him owner during life time without rights to sell the property and by reserving your rights to live till you are alive.

for stamp duty etc., you may need to contact the office of Collector of your area.
