Hindu Succession Act

Myself and my father own residential plot and a bunglow built on it.My name is first in the documents.My father died in 1990 without a will.I have one sister who is alive. my only brother is not alive.His wife & two sons are alive,his daughter is not alive but her two daughters who are 12 and 10 years age are alive.How the property will be distributed.

Share of your father would devolve on his heirs. Method and devolution would be in accordance with personal law by which he was governed viz. Hindu, Muslim, Parsi, Christian etc.

Whether your name appears first or second does not make any difference.

father's portion shall be equally divided i.e.three equal portion, between you,sister and children of your deceased brother.

The procedure of distribution depands on personal law of which they are governed for e.g. Hindu, Christian, Muslim etc. It does not make any differance on what rank you stand !
