Hindu Succession Act

we have house with vacant plot and it was in my grandmother's name who has two daughters and one youngest son. My grandmom expired on 1985. After that india government Introduce a law for Hindu Women�s Right to Property There is a law called Hindu Succession Act, 1956 for women also have a equal share in it, but tamilnadu government introduce Hindu Succession Act on 25th December 1989 only but (my aunt�s) have married before 1975. After my grandmom's died at 1985, (before HINDU succession act came into tamilnadu.)

My father changed patta, EB on his name on 2002 and home & land taxes are being paid by him and patta changed to his name from 2002 to till date. Recently My father made a settlement registration on 2008 (husband to wife settlement) to my mother and have applied patta on her name. The settlement made by my father to my mother is valid or not? (property was in my grandmother's name) as per this registration.

Now my aunts has claim in our property? As per Hindu Succession act or not? Please explain me

The property of a female is inherited by her heirs namely sons, daughters, husband and heirs of predeceased sons, daughters. This position existed since 1956, when Hindu Succession Act came in force for entire India.
