Legal Question in Real Estate Law in India

hi,

we have been staying in the same rented house for more than 23 years in kerala.

the house owner stays in delhi and his current details are unknown.

is there a way we could register the property in our name?

i have heard about adverse possession..please highlight and tell us if we could do the same..

also what legal procedures could be adopted in this regard to register the property onto our name?

there is no rental agreement or rent receipt.

the owner used to frequent us once in 5-6 years and collect all the rent together..

there is no news from him for the past 3 years..we are still paying the house - tax in the municipality under the owners name.

please advice.

You should not even think in grabbing some ones property because the consequences are awfully bad . You could face criminal and civil litigation . You cannot claim adverse possession.

For claim of adverse possession, you may approach court with appropriate suit.
