in our house agreement in Mumbai, there is a lockin period of 11 months where no party can terminate the agreement. but we had to vacate the flat as a couple of the flatmates had to relocate to a different location and the landlord was not permitting to get any replacement for these 2 guys and hence given staying alone would be very uneasy i had to vacate the place too. Now the owner says he is going to deduct the rent for all 11 months and return the remaining deposit. After 15 days he says majority of the deposit is gone for damages and hence nothing is left

Dear Sir / Madam,

Instead of vacating the premises, you ought to have pursued with the landlord to get two other boys in place of the guys who left.

You should explain to the landlord that since he did not permit you to get two other boys, he should not recover the lease charges for all the 11 months.
