Legal Question in Real Estate Law in India

I have taken one house on rent 4months back, and now i want to leave the house, i have already informed and sent a written letter to the landlord as per the agreement. Landlord is now refusing to return me the whole security deposit, as he is saying he placed air conditioners because i have told him to do so. Tell me what to do now? The rent is 45000/-pm. and the security amount is 135000/-(03months rent as advance). Tell me what are my rights?

If owner not abiding by an agreement, then approach court.
