illegal constructions by the builder

our builder has constructed a building and handed over all the flats to the flat owner and now after taking possession came to know that he has covered the stilt n about to sell and he has also built two flats at the ground floor while the architect�s / approved plan was passed only for one flat and approved plan also showed society room n electric room for the society at the ground floor. He has not handed over completion certificate nor conveyance deed and for your info before registering our society. some flat members had brought the stay order 5-6 years back on that stilt when he came to cover the stilt hence case is still on but at present society is not the party for the stay order. Kindly help/guide us to get our stilt back and need completion certificate as well as conveyance done either by the builder or society is ready to do on its own.

Check in municipality about last sanctioned plans and then proceed in accordance with law.

You may need to pursue your remedies in the local courts. It may be better to engage a lawyer for filing appropriate case in the court.
