Interspousal grants deed

I wanted counselling on an interspousal grants deed form which my spouse has requested me to sign.

She has stated that it would assist her getting income tax returns .She also stated that in case she defaulted on

the mortgage payments ,I would be absolved on any duty to make the mortgage payments which I would have

been obliged to pay otherwise.

We have never acquired property together and hard to believe it would affect her getting refinance on

property.Also ,we have been separated for a couple of years and I do not stay in the United States currently for

me to be held responsible for any possible defaults on her part...

Is it true as claimed by her?If not ,what are the actual benefits for her ? .
