Legal Question in Real Estate Law in India

what is koorchit (it is also spelt kurchit or muchilika)? is an unregistred and unwitnessed kurchit a valid document? The title owner has a separate sale deed confirming his ownership alone. The title owner, to avoid some ceiling act, signed a koorchit co-signed by one of the nearest relatives sharing the land equally (but the expenditure proportion is title owner : relative = 7 : 15) based on a private letter of the deceased title owner. is it a valid document over the will of the deceased? why two contributors should resort to a koorchit?
