Legal Question in Real Estate Law in India

Land Purchase

I intended to purchase a Land through a real estate. I checked the document through a Lawer and he confirmed everything is OK, only Death and Legal certificate to be checked, as it seems that they are selling ancestor property. EC is capturing 6 names. It seems A is the ancestor and since he is not alive, his legal heirers are selling the property. A got 4 sons (B.C,D,E), out of which, B is not alive and hence his son (F) and daughter (G) signed the document. They produced the death Cert of A and B, OK. Legal heirer cert of A shows 4 sons (B,C,D,E) but not showing A's wife also Legal hierer cert of B is showing F, G and also his wife (H). But EC document is showing only the names of B,C,D,E, F & G. My point is

(1) why the Legal heirer Cert of A is not having his wife's name (2) is there any problem because of that (2) The legal heirer of B is showing his wife's name (H), is there any problem due to that

(3) The EC is document is showing only the names of B,C,D,E, F & G, so shall i ignore about H, since her name is not reflected in EC, though she is legal hierer (wife) of B.

(4) Is that names appearing in EC alone need to sign the document

Re: Land Purchase

What is EC?

If you don't have faith in Advocate appointed by you for investigation of title, consider appointing an Advocate in whom you have faith and carry out thorough investigation of title.
