My father was collecting rent on behalf of Owner who died 40 years back without any heirs.Property is in mumbai and in very bad condition.Now,my father expired since past 3 years and I am collecting rent in my name.I even pay property taxes.Does this property belong to me now ? what are the procedure to be followed to put it on my name?

For all practical purposes you are the owner except against the persons who may claim through actual owner, who you say died 40 years ago. So no chance of any one claiming on his behalf. However it does not belongs to you nor there is any procedure in LAW by which it could be in your name.

You are the landlord but not owner.Enjoy the property and be happy.Your title is absolute unless and untill your title is challenged by any heir of deceased owner.

as far all transactions and powers pertaining the property you are the owner but as you said the owner has died 40 yrs back and someone claims as his ancestor then it would be a problem and in law there is no procedure to get your name in the property
