legal property issue

i live in mumbai-india

i have 2 queries.

1st

well dads 1st wife was mentally retarded which prompted him to marry 2nd time.

the flat in which we brothers,our mom,dad residing now is in name of his 1st wife who is alive but now living with her married elder daughter.

since she was mentally retarded my father had earned money to buy this flat in which 1st wife ownership,owns the title and will be used by her elder daughter.

so is there any way thru which dad can take hold of this flat we are living in?

2ndly

also dad has another valuable property in dadar ,he holding the title .now if elder daughter demands share in that after he expires , will she be granted ?

what precautions my dad should take 2 prevent his property going to his daughter..??

Your dad may execute a will specifically disentitling his first wife and her daughter from inheritance in his remaining properties on the ground that he had already purchased one property in their name for their exclusive use and occupation.
