Legal Question in Real Estate Law in India
A man and his son (both Class IV staff) are occupying a servants' room above the garage in my residence without rent for about 11 years. I have come to know that they intend to claim the room by adverse possession on completing 12 years of residence.I want to evict them from my premises.Please let me know the legal position of the owner in this case.

As the owner, you may have to pursue eviction proceedings against the tenant for non payment of rent.

You can seek eviction as Gratuitous Tenant, (means a person who has been allowed to occupy the premises without payment of rent or any compensation).
