Legal Question in Real Estate Law in India

My mother lived in a pagri house in Mumbai for 69 years till her death in 2010. The rent receipts are still in her father's (my grandpa) name - he passed away in 1970. I have no siblings, and my father too has passed away. I live and work and am a permanent resident in Australia. As a result, the house is locked. Neighbour pays the monthly rent regularly and collects receipts. Under this pagdi system, if the house is locked and unoccupied for months/years at a stretch, can the landlord legally reclaim the property? Are we required to return the property to the landlord if we are not living in it? What choices do I have? Should I approach the landlord to change the rent receipts to my own name? will that make a difference?
