my mother is about 72 years old and landlord of a property situated in akot (maharashtra) at present we are in kanpur. In that property a tenant is residing 30 years old at present he has commercial activity in that property. my mother wants to sold the property and offer to tenant but he refuse the same and not given any answer what will my mother do

As per the provisions of the Maharashtra Rent Control Act, 1999 your mother cannot evict the tenant unless he has failed to pay the prevailing rent despite your mother serving a notice. At the most, your mother is entitled to charge the prevailing increased rent for her property on the pretext that the tenant is using the premises for commercial purpose.
