NA 44 is possible for individual plot?

I am having house in Aurangabad (MS) built on 2000 sq.ft. plot. Currently I have NA 45 of this plot. I want to sale out this house, but purchaser's bank want NA 44 plot for security. Is it possible to do NA 44 of individual plot and what is its process?
