Is there any obligations for builders in regard with carpet area and built up area, so that a buyer is not taken for a ride at the time of dealing?

In Maharashtra, a builder i.e. promoter is required to specify the carpet area in the agreement under the provisions of the Maharashtra Ownership Flats Act, 1963.
Built-up is a relative concept and as far as flat purchaser is concerned, he should take the call on the basis of carpet area, which the actual area coming to his possession.
