Legal Question in Real Estate Law in India

I have a piece of land in bangalore, which has now many issues like the landlord has sold to me has also sold to someone, and a builder building in part of the land also the person who sold to my land lord has sold to anotehr guy. Now one guy has come to me stating that he will take care of all teh issues and give the land to me and he is asking for a price much under the price that we actually bought 8 years before. Please advice me how to proceed further.
