Legal Question in Real Estate Law in India

I planned to buy a semi independent villa of 500 sq ft and built up area of 950 sq.ft approx. We registered 500 sqft of land. Now the promoter is not continuing the work and when questioned, he asks us to cancel our registered sale deed.

In sale cum construction agreement, the promoter mentioned in 2 to 3 clauses saying that if payment is not made on time (I went for bank loan and the technical team is taking some time to release cheques) or due to any disturbance in civil work he can ask us to cancel the sale deed. Please advise as hwo to proceed.
