Legal Question in Real Estate Law in India

I am planning to buy a apartment for 37.5 Lakhs.The guide line value for registration is 23.5 lakhs, So I am registering at that amount,Which document would say that I am actually purchasing it for 37.5 lacs

23.5 lacs are white money and remaining amount is black,so you cannot legally do that and if it is illegal then this is not the platform where you get answer for your query.

you may execute an agreement for sale and receipt for the full amount of 37 lac and after the registration, you may tear the agreement and receipt.
