Legal Question in Real Estate Law in India

I'm planning to buy 20 cents of residential land in suburbun mangalore, but that was bought by an individual in 1985, now he is selling me without his children's approval. As per his saying he can sell it becuase his children are almost 40 years age..

SHALL GO AHEAD WITH THIS DEAL???
