Legal Question in Real Estate Law in India

I am planning to buy a property. The property is like a small store room of close to 350-400 sq ft which is located on the ground floor of a Building (2 storey builder flat) whose entrance is from Car/bike parking area. I wanted to know can such a place be bought, if yes than what all papers should be checked to ensure it is legal and can it be registered, also if any bank will pass a loan on it?
