Legal Question in Real Estate Law in India
I am planning to pay Landlords a good amt to get POA & Agreement of sale for 310acres property in Bangalore city. Landlords has not paid Revenue tax since 1941 but they had Judgement in 2007 from Karnataka High Court in their favor asking for Government dept. to restore land in Landlords name after collecting dues and penalties. My partners are coordinating with Govt officials and the matter still pending for payment. I want to know what type POA & Agreement will safeguard my interest and does restoring procedure can be completed in 2 months time. Also do I need to pay to convert land to NA even though it's 100 + plus acres. Pls advice.

In a commercial activity of this magnitude, you may consider obtaining an expert opinion based upon your documents.
However, my answers are:
a) The PoA and agreements should be customized, drafted by legal experts;
b) No time limit can be stipulated to complete the procedures you mentioned;
c) You will need to refer to the relevant Statute/Rules/ Policy decisions about conversion of land.
You need to engage different professionals to guide you.
Only thing that can be stated here is that only an agreement and power of attorney may not advisable, if you are parting with entire agreed price.
