Legal Question in Real Estate Law in India

I own a plot of land on which I do business. The access to the land is through a small plot owned by someone else. In fact that small plot is entirely used as a passage to access my land from a public road. I and my employees have been enjoying that small plot as passage for the last 20 years. Can the owner of that small plot stop my access by surrounding his plot by a boundary and/or making a construction on it?

In last 20 years during your use, has he ever objected to your such use or you had an unfettered use/possession of such passage. If so, law of adverse possession may apply.
