Legal Question in Real Estate Law in India

I have let out my property in Chennai and executed a nonregistered rental agreement with the tenant for Rs.10,000 per month but according to rent control act the fair rent becomes Rs15,000 per month. He is not paying the rent properly and myself also in practice to not issuing the receipt. In this situation, I propose to file a suit under rent control act in Tamilnadu and I like to pray for fixing the fair rent before the court. Can I?

Be clear about what you want. Your tenant in arrreasrs you say. How many months and how much amount? Whether you want to apply fo fair rent and confident about your tenant paying increased rent also.

Contact with full details including the excuted deed ( unregistered) for opinion on what you can file by way of legal action to seek the reliefs.
