Property
My father is Paralysed and is immobile. He has an independant house at Villivakkam, Chennai. After him, will that property automatically comes to my mother or some kind of legal documentation is needed in the name of my mother

In case of self acquired property, it can be given by Will to your mother. If no Will is made, then all heirs will inherit the property.

The property will be transferred in the joint names. i.e. childrens and wife.
