Legal Question in Real Estate Law in India

we have a property on lease where we are the chief tenants,I understand that it is a property under a composite lease.Now the current owner who had promised to sell the building to us has now sold to a 3rd buyer.Our registered lease with the first owner is over,but he has filed a case of Fair Rent after the lease has expired.,about 10 years back.

The question is does the Fair rent act case continues aganist us,can the new owner evict us and continue the old case.

What should we do to safeguard our postion

you can become owner if noone come to get the property or rent for 12 years.

Get yourself correct about lease or tenancy.

Lease is governed by Transfer of Property Act and Tenancy is governed by local rent acts.
