Legal Question in Real Estate Law in India

i have a property which i have given on rent. although i have not been taking any rent payment receipts etc, is there a provision that i can claim 30% deduction in the tax returns for repairs and maintenance of the property that i own.i am showing all the income from rent in my tax returns.
