Legal Question in Real Estate Law in India
One property is for sale which costs around 15 lakhs which is a temple land, and the land is completely owned by a old man. It does not have patta. He is paying panchayat as well as temple tax regularly. last 15 Years he is not paying temple tax. That land she bought from some one some 65 years back and the legal document says the same details and is registered in her name. That area is fully temple land.
Please advice me whether i can buy the land, and also kindly let me know whether i will get patta, because in future i will be going for home loan, so if i can register or get patta, i will not be able to get home loan. Please suggest.

Hello,
Any person do not have right to sale the temple land. It have to done via Court.
Court's Leave is mandatory.
Hence, your sealer have to apply for Court's leave for the sale of this property. Specify the purpose for sale and purchase in petitioner and get orders for the same.

unless a lawyer goes through the documents that confer title upon the old lady, the opinion may not be accurate.
Check local laws like Public Trust Act or Devsthan related laws etc. and act accordingly.
