Legal Question in Real Estate Law in India
The property i am writing about comprises of three floors (ground, first and second) of this i had purchased first floor. at the time of purchase i was photo copy of all the documents and apart from this the only original document i have is the Sale deed which is in my name (Bank had also sanctioned loan basis these documents). However now that i am going to sell the property i am being asked for atleast original copeis of the following documents - (1) Conveyance deed (2) Floor plan (3) Lease deed (4) Demand letter (5) Bank challan etc. I have photo copy of all these but not the original. Please advice me what should i do. What is the cource of action avaliable to me. How do get possession of these documents. These all are in possession of the owner of second floor who obviously will not share amy of these.

since the property has been sold floor wise, obviously, only one person will have the original set of the chain documents relating title. You rightly have the sale deed. However, to satisfy the buyer, you may apply for certified copies of all these documents (which otherwise are not mandatory). these copies may be applied at office of registrar with the particulars on the photocopy and do not cost much.
