Legal Question in Real Estate Law in India

i had puchased agriculture land and the same is in the name of minor all the documents such as gpa, power of attorney has been signed by the father of minor .I made the full consideration amonut by bank draft in the name of minor child. the papers are not registerd .the land is in my possession since last twent years .now the minor has become major and his father had died long back which was not in my knowledge and the minor too now is of thirty btwo years . the land is still in the name of minor as the same was mutated in the name at the time of purchase.now the revenue record shows his name on record and all the girdawaries for the land sown by me in these years are in his name. .although he has not disturbed me yet but i have heard from people known to him that he want to sell the land to some other person as he says that he has not sold the land and the previous sale to me is not in his knowledge this shows that his intention is not good how can i show my possession in the land as there is no light connection or anytype of wall or fencing in that property and revenue records can not be change without the legal documents so that he should not disturb my piece of mind and what other remedies should i take to safe gaurd my property . please suggest and advice.thanks.

A guardian can sell minor's property only after seeking court's permission; without that, the transaction will not be valid.

in case you purchased the property long back, what stopped you from getting the land mutated in your name on the strength of sale, once the sale was duly made by the father of minor, for his benefit. you may consult a lawyer in person.
