i have puchased a piece of land with another individual in partnership(one sale deed) with a share off 40% of mine now i wanted to sell that land where co-owner is not willing to, please suggest me what can i do?

Dear Sir / Madam,

Please try and persuade your co-owner to buyout your 40% share in the land since he is not willing to let you sell your share to another third party. In the event your co-owner is ready to buy-out your 40% share, the partnership is automatically dissolved. If your co-owner is reluctant, give him / her notice of your intention to relinquish your rights in the partnership, and ask for your share in keeping with the terms and conditions of your investment in the partnership deed.

you need to make a partition of the said land and then sell ... do make a partition deed .
