i want to purchase plot in sriperumbathur area,but the real estate person said that this not dtcp approval only for panchayat union approved,can i buy this plot ?,in future arise any government project is there ?or if i need for home loan ,if possible to get without dtcp approved land when i want to build the house any legal isssue there is?

please inform the all details how to purchase land in rural area.

what types of documents must required ,suppose we agree to pay one or three month installment ,how to deal with second party?

You are correct about being cautious about unapproved land. While in practice many people do that because the value is attractive it is not a perfectly advised method of purchase.

Unless you are an Advocate it is better to engage an Advocate to study the title deeds well before you enter into agreement for purchase and or register the sale deed. The cost incurred is an " invaluable investment" as the Advocate will be able to peruse the documents and will help you with a sound investment free of legal problems and defects.
