Legal Question in Real Estate Law in India

I have purchased a flat along with my parents and the flat is registered in the name of my mother,father and myself.I am currently an NRI and would like to get it registered to my father,mother and sister name.Is it possible to change registration name without me being available in India ? Also there is no sales its only that i am giving away my share to my sister.

you can gift your share to your sister and for that purpose, you may execute a power of attorney.
