Legal Question in Real Estate Law in India

We have purchased a flat under sarfaesi act from ICICI Bank. I have 33% paid of bid value. As per building plan, sale agreement and mother deed flat is on 4th floor. Now the problem is latest deed states that the apartment is on 3rd floor, however directions (NSEW) states that flat is on 4th floor. This is a typographical error. Ps lease advise how can we proceed with registration. Buyer of latest sale deed is not available for recitification, he had defaulted in payments and not even residing in India.

There is provision in specific relief act for filing a suit for rectification.
