Legal Question in Real Estate Law in India
I purchased a residential land from a real estate person in nearby Chennai city, Tamilnadu. The sale deed got registered in October'2004. In that sale deed the approved layout plan & parent document not provided. Only the original sale deed i got. After few months i was transferred on official purpose to outstation. I was unable to pursue. Now I am transferred near to Chennai. Now i got a copy of the approved plan from some other person who purchased a land from the same person and in the same place. Now i came to know that the survey nos mentioned in the approved plan and the sale deed are different. I am unable to find the real estate person. He has vacated the place where he had his office. Kindly guide me.

You need not worry if the seller had title to sell even if the land is not approved by authorities.
As advice by lawyer is possible only after a study of all documents including the sale deed to you and poa etc, consult lawyer soon to protect your interests.
