One purchased 1200 Sq. Fts. of ABADI land of one plot number and 1000 Sq. Fts. of other plot number by way of one sale deed and wish to mortgage by deposit of title deed only first plot number measuring area 1200 Sq. Fts. only as he wish to sell the other plot. Whether he can create equitable mortgage by deposit of title deed only in respect of first plot of 1200 Sq. Fts.

Possible, if purchaser of other plot willing to purchase without original title deed and bank is willing to create equitable mortgage only in respect of one of the property in title deed.
