I have purchsed property 78sq yrd out of 210 sqyrd in form of sale deed and the rest is in the form of a registered agreement of sale-cum-general power of attorney irrevocable ( 6.5% stamp duty) due to lack of funds from my brother after giving full consideration , now can i execute a gift deed in favour of my husband or my children?

you can execute the gift deed in respect of 78 sq yds that you purchased in the form of sale deed and you can gift deed the rest of the land only if in the GPA, it is mentioned that you are authorized to execute a gift deed.
