Legal Question in Real Estate Law in India

real estate property

my late grandfather was allotted a house at gorakhpur in 1960 under displaced personns act of1954 against a settlement in east pak. he died without any will but one of my uncle in 1980 managed to get a paper signed by his heirs but that document is not registered but probably notary was done mentioning ''pleased with the services of wife of my uncle he have donated that house to her'' now my uncle has sold that house to some other fellow in 2006. i came to know all this matter after some other family dispute in 2007 . however that plot was never registered in her name by heirs of my grandfather. what will be status of such property in perview of the said act ?will law allow such transaction ? what will be the course if we decide to go for a suit for our rights on such property ?what will be impact of time on suit ?
