Legal Question in Real Estate Law in India
I recently purchased a resale 1bhk flat with builtup area of 730 per sq ft. The area of 730 is mentioned on the monthly maintenance bill, agreement has carpet area of 427 sq ft. Now i have come to knew after taking possession of the flat there is another 1 bhk flat in the same wing of same built up area of 730 but carpet is 471, there are also few 2 bhk's with built up area of 730 sq ft and carpet of 497 sq ft. This has led to confusion to me now. before me this flat was bought by an investor who never stayed in the flat and before this it was owned by a person who too never stayed in the flat, i feel it is builder who has goofed up. this building is 4 yrs old, i am 3rd buyer. i have written a letter to society asking them to let me know why such a difference in carpet but built up is same and also to let me know the loading on carpet area. I want to know can i take a legal action against the society and builder. your help would be really great for me.

first of all wait for their answer. u can take legal action if you r not satisfied with their answer .mere apprehensions will not work you have to produce evidences for this goof up by the builder
