Legal Question in Real Estate Law in India

This is related leave and license agreement (LLA). LLA is a contract between two parties owner and tenant, and generally written for the benefit of owner and tenant. Agent has taken brokerage for the first deal and wrote in the agreement that owner and tanent have to pay brokerage in next deal at the time of renew the agreement. But we are not interested to continue with the same agent because he had to do some renovation work in the house and for that he taken money from owner but consumed the money without work. We have proof about this. We lost our faith on him to consider him as a witness.

Is it possible to avoid the agent in 2nd deal of agreement? What action he can take against us if we will do the agreement under other agent?

what is the clause in the agreement for payment of brokerage in case there is no renewal. In case there is nothing, you can terminate the agreement and enter into a fresh agreement after some days.

But why LLA with agent? Cant the owner and the tenant enter directly without any third party?
