Rental Lease

I had given my house on lease on the 1st of January on an agreemnt of Rs.17,000 as monthly rent. The Security Deposit was Rs. 100,000. the Tenant however gave only 60,000 as security deposit and agreed to deposit the balance at the bank under my account on the 3rd of Jan, Until today (Jan 9) he had not deposited the money over different reasons. i had asked him to move out of the property immediately and tol him that i will back the amount he had given to me( 60,000 + 17000(monthly rent)) . Can you please help me as to what can be done at this moment.

You may be entitled to pursue your remedies in terms of the agreement executed with the tenant.

Since you have already delivered possession to the tenant, you may seek his eviction only the grounds available in law.

If any amicable settlement is possible, first explore that. Else approach court.

If the terms of the agreement envisages 100000/-as security deposit, then you can file a suit for breach of contract.
