there is no consent from the heirs on the split of property into 3 (ie one for the father himself, one for each of the 2 heirs.) because the heirs are selfish and would miss on the share from the 3rd portion. they infact want it to be divided into 2.

is there any way in which the dad can divide the property into 3 shares without the consent/formal signature of the heirs and use the property as he wishes? will there be a problem for the dad here? please help
