Legal Question in Real Estate Law in India

I had a residential plot in my name but one person had illegally occupied it and is not vaccating it..Now I want to sell it and my question is,

1.How I can sale it because when ever i use to go there to show it to some person for selling he does not allow me to enter into the land.

2.Suppose that i sale it to some influential person or property dealer then , Can he can file a case against us that it is a disputed property.

dear Sir,

the best way is to settle with the person who has accupied the land via other person...

if not then you can sell the plot to any influenced person but while making sales deed you need to take precaution and need to mention that you selling the land as it is .. and the purchasers has personally visited the land him self and seen and understood all the documents related to the property .
