Respected Sir, i purchased a land and registered it in my name 5 months ago and now somebody rings me and says he has the agreement of sale and receipt of advance money paid to the seller for the same land which i already registered.
I told this caller to go and talk to the seller and get back your amount but, he wants to meet me and talk. Shall i meet him and what is the validity of his agreement ?

I hope your sale deed includes the important clause/recital of property free from encumbrances etc.. It was the duty of the seller to inform you about the encumbrance or third party right, if any. Also it would be important to see if the agreement with this caller is registered or not. if registered you ought to be knowing about it. In any event there is no nothing wrong in seeing him but it is suggested that you speak to a local advocate
you need not bother about it as it is the mischief of seller and he is the one who is liable to return the earnest money to the person with whom he entered an agreement. as the sale deed done in your favour, you may relax and in case you served with summons, you may plead ignorance.
